Ironworks House, a new privately-run Halls of Residence*, is located within a 30-minute walk of Trinity Laban and benefits from excellent train and bus links.

It offers a welcoming environment where you can study, relax and make new friends.

Applying & room allocation

Applying for Accommodation in Ironworks House

 

How do I apply?

Application to Ironworks House for new students opens on Friday 1 May 2026 at 9:30am BST. All new students will be sent information by email about Ironworks House (to the email address provided during the application process) on 28 April 2026 so you are ready to apply from 1 May.

The day-to-day management of Ironworks is carried out by Mezzino, with whom Trinity Laban work very closely.

Applications can only be made online. Should you have any difficulties making an application, please contact us at studenthalls@trinitylaban.ac.uk.

 

Do I need to include a deposit?

Mezzino will be in touch about paying your deposit once we pass them your details. The deposit is £250.00 and will be held in a deposit protection scheme. Deposits will be paid within the Mezzino Student Hub and are made via debit or credit card.

 

How are rooms allocated?

We reserve room for students who meet specific criteria and then prioritise them as set out below. The remaining rooms are allocated on a first come, first served basis, by date and time of receipt of your completed application form.

Please note that current students starting a new course will be treated as current students, not new students. The system for allocating rooms at Ironworks House is designed to help those with greater difficulty finding private accommodation, those who may struggle with the upfront cost of private accommodation and those with limited mobility.

If you meet the category for a reserved room, we will need to receive independent evidence that you meet the criteria.

The prioritisation below only applies to students who apply before the deadline. Applications submitted after the deadline cannot be guaranteed a place.

 

Can rooms be reserved?

Rooms can be reserved for:

  • Disabled students with a relevant physical disability
  • Students who will be under 18 years of age on the date the course starts
  • Those leaving local authority care

Prioritising those remaining in this order:

  • International Students with a home address outside of the UK in their first year of study (on a first come first served basis)

  • Undergraduate and Foundation year students in their first year of study who have a home address outside the M25 (on a first come first served basis)

  • Postgraduate students in their first year of study who have a home address outside the M25 (on a first come first served basis)

  • Undergraduate and Foundation year students in their first year of study who have a home address inside the M25 (on a first come first served basis)

  • Postgraduate students in their first year of study who have a home address inside the M25 (on a first come first served basis)

 

Coming for a term or a semester?

Apply as normal but specify which term/semester you wish to stay, and we will attempt to match you with someone who will fill the room for the rest of the year. You will still be prioritised according to the above criteria.

 

Returning Students:

Returning students can apply from the 1st of May, however new students will be prioritised. The returning students will then be prioritised using our normal criteria for the remaining rooms.

 

Postgraduate Students

We will try to group all postgraduate students in flats together.

 

Does everyone who applies for accommodation get a room?

We have 378 cluster rooms and studios available this year, so are not able to guarantee that every application will be successful, although we try our best to accommodate everyone. Do apply as soon as possible after the applications become open.

Students who are only attending the conservatoire for one term/semester we will try to match you to someone else, so you split a contract with someone.

 

How can I guarantee that I will be allocated a room?

The best way to avoid disappointment is to return your application form as soon as possible. You can apply for up to 2 different types of rooms on your application form, and 2 different tenancy lengths, although you can apply for just one type of room if you prefer. The more room choices you select, the greater your chance of being allocated a room. Please note that the length of the contract will not impact the type of room you will get.

 

Are there rooms accessible to disabled people?

There are some cluster rooms specifically designed for wheelchair users. These room are linked to kitchens with accessible cooking facilities, and have much larger ensuite bathrooms. Automatic door openers linked to your access can, will be added to your flat on request to make the space is accessible. Please give further details of any special requests you may have when answering this section on the application form.

 

Can I make a request to share with friends?

Possibly, although we cannot promise this. Ask your friend to request this too, as we need both people to agree on living in the same flat. If you have any other special requests, then please contact studenthalls@trinitylaban.ac.uk. We do our best to take this into account, but it is not always possible to accommodate special requests.

 

Does Trinity Laban own Ironworks House, and Who will I be living with?

Ironworks House is not owned by Trinity Laban. It’s a privately owned halls of residence. There will be some students from other universities in some of the rooms, but you will only share your communal kitchens with other Trinity Laban students. Most students at Ironworks will be Trinity Laban students. Cluster flats consist of 6,7, 8 or 9 people sharing a kitchen, so you will have between 5 and 8 flatmates.

 

After Room Allocations

 

How will I know if my application has been successful?

The deadline for applications is 22 May 2026 We expect to be able to notify you of the outcome of your application via email on or before 12 June 2026.

What information can I expect to receive?

Mezzino will send you more information about Ironworks House once we pass on your details to them. You will get information about all the facilities and how to sign your contract, pay your deposit and set up your payments.

 

What happens if I am not offered a room?

If you have not been allocated your first choice of room type and have selected further room types on your application form, you will be allocated one of these room types instead.

 

Can I change my room choice?

 If you decide to change your room choice before or after you have been allocated a room, we will do our best to accommodate this. Once you have signed your contract with Mezzino there will be a £50.00 fee to swap or change rooms.

 

Can I withdraw my application after the application deadline?

If you withdraw your application after you have paid your deposit to Mezzino, they will retain your full deposit. This is to cover administrative costs incurred in the allocation process.

 

Can I withdraw my application after I have signed my contract?

There is a 14 day “cooling-off period” after you sign your License to occupy in which you may choose to withdraw your application. If you do this, Mezzino will retain your full deposit to cover administrative costs incurred in the allocation process.

After this 14 day “cooling-off period”, you cannot withdraw your application. From this time, you will be responsible for your room, under the terms of your contract, until the end of the contract. If you wish to vacate your allocated room before the end of the contract, you will be responsible for finding a someone suitable to replace you. See section ‘Early Vacation of Rooms’ for more information.


Living at Ironworks House

Moving In

 

When can I move into my room at Ironworks House?

You can move into your room on Sat 5 September 2026.  During this weekend Ironworks will have 24-hour access for new residents moving in.

If you are unable to move in on one of these days between the times allocated, you must inform us via email to make other arrangements.

Before you will be allowed to move into your room, you will need to have paid your deposit, paid 4 weeks’ rent in advance and set up an instalment plan.

 

Will there be someone to meet me when I move in?

Staff from Ironworks House, Trinity Laban Students’ Union team and Trinity Laban staff will be at Ironworks House on Sat 5 September 2026 to welcome and support you as you move in.

 

Can I move in early?

Yes, you can move in earlier if you have been allocated a room for September. You can do this from the 1 August 2026 Contact Ironworks House in order to do this by email ironworksenquiries@mezzino.co.uk.

The rent for this time will be charged at the same rate as you will be paying during term time.

 

 

During Your Stay at Ironworks House

 

Am I allowed to have a guest stay overnight?

Yes, please register overnight guests with Reception at Ironworks House in advance. Length of stay restrictions are in place and some terms and conditions apply. Guests not staying overnight need to leave by 11pm.

 

Who is responsible for the maintenance of my room?

Trinity Laban does not own Ironworks House.  The staff at Ironworks House are responsible for the maintenance of your room. If you have any problems with your room, you should discuss this with the staff at the Ironworks House Reception. More information can be found in the Residence Handbook, which is issued to residents.

 

Will the apartment/room be cleaned during my stay?

No, students will be expected to maintain the cleanliness of the shared facilities and their own bedroom. If however you would like to have your apartment cleaned for you, it may be possible to arrange this for an additional charge. You can speak to Reception at Ironworks about this.

 

Can I keep my car?

Residents of Ironworks House may not keep their cars with them. This is a condition of residency. There is limited parking at the site during the moving-in days. Can I keep my bicycle at Iron works?

Yes, you can, there is bike storage on the ground floor of Ironworks House for 303 bikes.

 

General Questions

 

Can I stay in my room during the holidays?

Contracts for Trinity Laban students are for 44 or 51 weeks.

44-week contracts run from 5 September 2026 to 10 July 2027. You do not need to move your belongings out of your room during the Christmas or Easter holidays.

 51-week contracts run from the 5 September 2026 to 28 August 2027. You do not have to move out until the end of your contract. You do not need to move your belongings out of your room during the Christmas or Easter holidays. Unfortunately, you cannot reduce your stay if you book your room and sign the contract for 51 weeks. Booking 51 week in advance is slightly cheaper than extending your stay later.

 

What is included in my rent?

Rent is fully inclusive of electricity, water, gym access, 24 security, contents insurance, and access to the internet in your room. Kitchens are fully fitted, and each includes an electric cooker, fridge freezer, dishwasher, microwave, toaster and kettle.

 

What is not included in my rent?

Food and travel costs are not included in your rent. If you decide to have a TV in your room, you will be responsible for having the correct TV Licence.

For laundry you will be using Circuit, which will be £3.20 for standard eco wash, £3.70 for an extra wash, and £4.20 for an extra wash and rinse. Drying will be £1.80 for a full 60-minute cycle and £0.50 for a 15-minute blast.

How much is bus travel?

If you can a student oyster card bus travel is £12.30 a week

 

Can I bring a pet?

No, you cannot bring a pet, trained guide dogs are the only exception.

 

Can I practice/play my instrument in my room?

Yes, you can practice/play in your room from 9:00am to 9:00pm. Anything later than this is not allowed. Please also consider the volume when practicing. If you can use a practice mute, headphone or anything to lower the volume, please do so.

Can I pay in instalments?

Yes, it is paid in in 3 equal payments. Instalment payment due dates will be 15 September 2026, 5 January 2027 and 20 April 2027.

 

Will I have to pay the first instalment before I move in?

If you have paid your deposit, you will be able to move in. The first instalment will be on needed on 15 September 2026. This is to make sure instalment match with UK student’s Student Finance payments.

 

What is the difference between the affordable and discounted rooms?

The Affordable Cluster Room and Discounted Cluster Room differ in prices but are similar in terms of size, layout and design. Although the views and the direction your room faces will differ.

Premium cluster Rooms have nicer views and are higher up the building, which has 14 floors. Some of the more expense premium cluster have less people sharing the kitchen and communal space.

Studios are much bigger than a Cluster Room and you have your own cooking facilities.

We have 138 Affordable Cluster rooms, 140 Discounted Cluster Rooms, 56 Premium Cluster rooms, and 52 Studios which will be allocated using our normal prioritisation criteria.

There is a limit on the price Ironworks House can charge for a percentage of their rooms, this was a condition of Ironworks House’s planning permission. This was decided with the Mayor of London, and we cannot change how it operates.

 

How can I pay my rent and deposit?

Using the Mezzino Student Hub, your deposit will need to be paid by the 7 August 2026. The rent in 3 equal payments is also payable via the Mezzino Student Hub. The dates are:  15 September 2026, the 5 January 2027 and the 20 April 2027.

 

Early Vacation of Rooms

 

What do I do if I decide to move out of my room early?

You must inform Mezzino in writing via e-mail if you wish to move out of your room before the end of the contract. You may be asked to find someone to replace you if there is no-one on Mezzino’s waiting list.

 

Does the replacement have to be a Trinity Laban student?

The replacement should preferably be a Trinity Laban student, but Mezzino can also consider a full-time student at another recognised college or university. You should discuss this with Mezzino first.

 

What if I cannot find a replacement?

It is your responsibility to find someone suitable to replace you. You will be responsible for the rental payments of your room until they sign a contract with Mezzino. Trinity Laban can help you find a replacement, but it is still your responsibility to find someone.

 

What must I do once I have found a replacement?

Once you have found a suitable replacement you must inform Mezzino in writing. A contract will be drawn up for the new resident, and you will be refunded any accommodation fees you have overpaid. Once your room has been checked and cleaned you will be refunded your deposit less a £50 administration charge.

You must also inform the staff at the reception of Ironworks House that you are moving out and complete the necessary check-out procedure. The new resident must inform the staff at the reception of Ironworks House that he or she is taking over occupancy of your room.

 

Moving Out

 

Do I have to let someone know when I am moving out?

When you vacate your room, either at the end of the contract or earlier, you must inform the staff at Ironworks House Reception, as there will be forms to complete.

How will my deposit be returned to me?

Your £250 deposit, less any deductions for repairs, cleaning etc, will be returned to you no later than 4 weeks after the end of your tenancy. Mezzino use a government recognized Deposit Protection Scheme.

Ironworks House offer fully furnished apartments, premium communal spaces for studying and socialising, including:

Alternative halls of residence

While we have good availability at Ironworks House, there are a few private accommodation providers nearby. These options are generally more expensive than our rooms at Ironworks House and most other private accommodation. There are also other options further afield, but the ones mentioned here are relatively close to our campuses. We recommend checking the distance using postcodes before making any decisions.
